Synopsis

I first made contact with Debbie in January while sharing information about an apartment we had available in the neighborhood. Debbie was hesitant to speak with me at first, however after a short conversation she told me she was in the market for a new residence. Shortly after, I found a property which met all of her needs and we were able to close in a timely fashion.

Case Study 2: Buyer Representation

Synopsis

Cynthia contacted me in December regarding an apartment I was marketing at 121 East 23rd Street. I set up a showing right away for her to see the apartment. Cynthia liked the unit and as a first time buyer wanted to see more properties before making a decision. This was one of my exclusive listings and it went under contract very quickly. I showed Cynthia other units which fit her criteria and at the time her parents decided that it was not the right time for them to purchase. I maintained contact with Cynthia, following up with market updates and answering all of her questions. I knew that Crossing 23rd appealed to her the most and at the end she signed a contract to purchase a different unit in the building. Cynthia liked the fact that I was patient with her all year long and took the time to educate her in making the right decision.

Case Study 3: Buyer Representation

An experienced broker educates and understands a client's financial objectives.
Synopsis

I first met Lisa and Russell at a showing for one of my exclusive listings at 170 west 23rd Street. The location of the building worked well for them, however the square footage of the unit did not meet their expectations. Lisa and Russell were focused on buying a unit in pristine condition, yet their budget did not allow them to buy in a location they had in mind. I recommended looking larger units with fewer upgrades which can be purchased at a lower price. I explained to them that as the market rebounds and prices begin to increase again the additional square footage should result in a higher appreciation. They appreciated my advice not only as someone with knowledge of the inventory but also as someone who could look at properties from an investment perspective. I am glad I could help them realize their long term financial goals.

Case Study 5: Seller Representation

Synopsis

Lorna was about to list her apartment for sale when she received a call from me one evening. She was planning to list with another agent. She said my persistence with her all year interested her in hearing about how I work differently. At the time, most brokers were telling her about their online presence and marketing ability. She liked my pro active approached and my ability to find buyers opposed to waiting for buyers to find me. We met for twenty minutes and after my presentation Lorna hired me for the job of selling her home. She said that the market was getting worse and she needed a successful agent with a proactive approach and a proven track record. It had almost been a year since a similar apartment sold in the building and Lorna was looking for a quick closing. We sold the apartment very quickly, just in time to accommodate Lorna's needs. She was extremely happy with our service!

Case Study 6: Landlord Representation (Rental)

An Experienced broker can help a client buy, sell, or rent!
Synopsis

Paul was planning to list his high end property on the market in the near future. Having done a number of high end sales in the building, a past client informed me that Paul was thinking about selling. I decided to reach out to Paul and offer my services. Paul however is not an easy person to reach. After a number of unsuccessful attempts to reach him, I knew that I have to be creative in order to make contact. Knowing that a key to a man's heart is through his stomach, I sent him the most delicious fruit basket I could find. Being intrigued and curious about a present from a stranger, Paul contacted me to see why I am sending him fruit. After a brief conversation, Paul invited me to see his beautiful property which we listed on the market the same day. Due to Paul's position on the market, it made more sense for him to rent the property then to sell it. I took the time to educate Paul on the current market conditions which persuaded him keep his property. After listing the property for Rent, I was able to produce qualified tenants for his unit for a 3 year commitment. Paul and I still laugh to this day about our experience.

Case Study 7: Seller Representation

An aggressive broker outperforms the rest.
Synopsis

I met with Dave and Randi in May of 2007 after the listing agreement with their former broker expired. Frustrated with no results, they decided to try and sell their home “For Sale By Owner.” Dave was available for showings throughout the day and their goal was to walk away from the deal with as much money as possible. After I approached them, Randi was excited by my motivation to get the apartment listed while Dave was uncomfortable with my aggressive approach. Randi convinced Dave that if I worked half as hard at marketing the apartment for sale as I was in trying to get the listing, they would get terrific results. Randi was right! We reintroduced the property to the market and increased the listing price from the original price set by Dave and Randi. The property sold for the full, new asking price within 2 weeks. Randi and Dave are now one of my favorite references!
